REQUIREMENTS

• If you intend to purchase a home, you MUST contact the office prior to completing an application. You are required to be accepted by the Membership Review Committee prior to closing escrow.

• No Occupant other than those that are approved by the Membership Review Committee may occupy the home.

• Criteria for Park Residency/Membership (Subject to revision by the Governing Board):

• Applicant(s) must be age 55+

• Applicant(s) must apply for Membership and be approved.

• Applicant(s) must meet income qualifications of a minimum of $2500 a month (subject to change) per household which includes a credit/background check and have a Resident Score of no less than 750. There is a $75 processing fee per applicant.

• Monthly assessment fees apply. Trash and Dish Network (250 channel package and DVR) is included in the monthly assessments.

• We are governed by an elected Board of Directors who are mandated to ensure that the Bylaws and Rules & Regulations are maintained by all Members of the community.

• Park Rules & Regulations which include Pet requirements, are available upon request.

• Approximately every quarter or as notified, the Park conducts Building & Ground inspections to help maintain the aesthetics of the Park.

• It is important that you and your realtor take the responsibility and verify the tax status of your home prior to purchase. Some homes in this community remain under the decal tax code while others are under Proposition 13. You will want to research which available tax options are best for you.

• If you are intending to purchase and replace the current mobile home, the Park Manager can provide the construction requirements as approved by the Board of Directors.

• RV storage is available subject to availability and there is an additional fee. The vehicle must be registered and operable.

• Pets are allowed. We adhere to a STRICT 1 pet rule under 40 lbs. NO EXCEPTIONS. You will be required to provide the current pet Veterinary documentation which should include that your pet is neutered or spayed and that all vaccines are up to date. Cats (1 pet per household) are to be indoors only and all dogs to be on a leash when outside of the home inside of our community. Pets cannot be left unattended at any time.

• If you should desire to become a Member Resident of Corona del Vista, Inc., contact the Park Manager. You must complete a park application and other required documentation.
